Selected commercial and residential architecture in the Hanseatic City in 2022

Despite the crises and economic challenges, Bremen remains an attractive location for property, as illustrated by these eight new construction projects that were either completed or opened in 2022.

The residential and commercial buildings described here were all completed in the past 12 months, between the end of December 2021 and the end of November 2022.

1. NEOS/Digital Hub Industry

Bremen Technology Park is home to the NEOS office building which will act as the nucleus for future innovations that will be "made in Bremen". A multitude of private, scientific and public organisations in the digitisation sector are already hard at work researching new technologies and developing new business models in the Digital Hub Industry which is also located in the Park. The building's open plan, welcoming construction is designed to promote an atmosphere of cooperation. One of the ventures is a joint project run by Bremen's Ministry of Economics, Labour and Ports, the University of Bremen and encoway, an industrial company. The building was designed by the architects' bureau GMD Architekten.

2. Casino Futur

Casino Futur is a futuristic structure that looks like a black wedge. This narrow building stands in sharp contrast to its Art Nouveau surroundings in Bremen's Ostertor district. Among other things, it is home to a co-working space and sizeable event space for work on topics such as sustainability, New Work and organisational development. It is also used as a show room for the furniture manufacturer POPO. This building's nomination for the "Dezeen Award", one of the most sought-after prizes in the world of architecture, also made headlines around the world. Gruppe GME are the architects of Casino Futur.

3. CUBE Überseestadt

The office spaces in the CUBE Überseestadt building, in Bremen's New Harbour District, are spread over six floors with a total floor area of 2,200 square metres. This building shares its name with the city district in which it is located. It was already fully tenanted before completion. Its construction was funded by Justus Grosse, a local investor and project developer, and its design was the inspiration of Hilmes Lamprecht Architekten BDA.

4. WeserHöfe

The Weserhöfe apartments have the best address in Bremen – right on the river bank and only a stone's throw from the old town. The complex is made up of 266 one-to-four room apartments, 80 of which are subsidised by the local authority. They are clustered around an interior courtyard. The construction company, Justus Grosse, engaged the léonwohlhage architecture firm from Berlin to create the design.

5. C3 Bremen logistics centre

Customer - Climate – Comfort – the new the new logistics centre for BLG Logistics is setting new benchmarks in three dimensions. Located in Bremen's GVZ freight centre, this 82,500 square metre structure uses the very latest logistics infrastructure, such as robot systems and digitised processes. Sustainability of construction was one of the main concerns of this Bremen logistics company when building this facility. Its massive 80,000 square metre photo-voltaic array on the roof, thermal insulation, charging stations for electric vehicles and its rainwater capture tank are complemented by a sizeable park with fruit trees and a wildflower meadow. Employees can relax in the outdoor spaces and benefit from workspaces brightly illuminated by daylight and their own works canteen.

6. "Grünes Haus" apartment block on the Hohentorsplatz

With its green tiles and seven corners, this apartment block, created by GEWOBA AG, is a real eye-catcher in Bremen's Neustadt district, standing out from the surrounding clinker brick-built buildings and white rendered façades. A total of 52 fully accessible one-to-three room apartments have been constructed on the Hohentorsplatz. The ground floor is used for commercial purposes, solar panels on the roof generate carbon-neutral electricity and the entire block has a communal heating plant. Hild und K Architekten from Munich created the architectural design. The building's pre-opening phase was at the end of 2021 and it was fully completed in 2022.

7. Vocational School for Wholesale, Foreign Trade and Transport

The vocational school's new building in Bremen's New Harbour District opens a new chapter in the history of education in the city. Training and education have to keep pace with the constantly changing world of work. To reflect this, traditional classrooms have been replaced by niches and sitting areas in which students can learn at their own pace in small groups, equipped with smartboards for digital course contents. The institute is attended by around 1,800 students, who meet regularly there. The design came from the pen of Schröder Architekten.

8. HIGHeleven

The central bus station will make it easier for Bremen's travellers to get into the city. The terminus complex consists of a hotel, offices and a car park, which were all completed in 2022. A total of eleven stories rise up above the terminus, while the ground floor is given over to shops selling everything travellers could need. Robert C. Spies KG is the investor and the architectural design came from Knerer und Lang Architekten and Atelier Schmelzer Weber.
