Residential and commercial buildings that were completed in 2024

Despite the on-going crisis in the construction sector, Bremen's property market is bucking the trend by remaining remarkably robust and stable in every sector. A tangible sign of this are the new buildings that were completed in Bremen in 2024. A few of the more striking examples are presented below.

Every year, the Bremeninvest Bremen property market report gives an overview of the entire sector. It details developments in logistics, office and retail real estate, in the investment market and in the residential construction market.

New-build projects and projects completed in 2024:

1. John & Will Silo-Hotel in the New Harbour District

The John & Will Silo-Hotel is the jewel in the crown of the architectural treasure chest that is the New Harbour District (Überseestadt). The former wheat silo, once operated by Kellogg’s, has been transformed into a 116-room hotel that is operated with sustainability at its heart and offers unique panoramic views of the River Weser and Bremen's skyline. When viewed together with the neighbouring Vitaminlager building, (which contains a restaurant, conference rooms and offices), the hotel forms a striking ensemble in the ultramodern New Harbour District area of the city.

2. DMK Deutsches Milchkontor dairy company administrative building in Airport City

Germany's largest association of dairy companies opened its new company headquarters in Bremen's Airport City in 2024. The 700 members of staff now have ample space in the new five-story building. Flexibility is the company's watchword: none of the 500 desks in this building have been assigned to specific employees. The building has around 15,000 square metres of usable space.

3. CTPark Bremen in the district of Mahndorf

The "CTPark Bremen" production and logistics hub in Bremen's Mahndorf district covers 29,000 square metres, providing premises for logistics companies within striking distance of the city. This project is a further development of an existing logistics site for which the developer, CTP, was awarded the Brownfield Award 2024 for its sustainable, flexible and innovative transformation of the existing facility.

4. Peper OneBox in the Bremen Hansalinie Industrial Estate

The development company Peper und Söhne has built a 25,000 square metre warehouse on a 50,000 square metre site in the Bremen Hansalinie Industrial Estate. The logistics premises, which have been leased to the companies Große-Vehne Kontraktlogistik GmbH and HBPO GmbH, has a photovoltaic power system and more than 30 charging stations for electric cars, goods vehicles and e-bikes, and was built in accordance with the EG-40 standard.

5. Bruker Daltonics in Habenhausen

Bruker Daltonics, one of the world's leading manufacturers of mass spectrometers, inaugurated its new premises in Habenhausen in May 2024. By doing so, the company further extended its presence in the city, which has been its home for more than 60 years. The contemporary modern structure, covering approximately 9,900 square metres, has ample space for 350 employees working in the fields of materials management, production/final testing, purchasing, quality assurance, production control systems and order-processing.

6. Forum am Domshof in the city centre

The Forum am Domshof is one of the most prestigious real estate projects in Bremen's city centre regeneration plan. Conversion of the former Bremen Landesbank building was completed at the end of 2024. The premises now house the University of Bremen's Law Department, the ZAP centre for work and politics and the HERE AHEAD Academy for international applicants. In February 2025, these faculties will be joined by the University's iaw (Institut für Arbeit und Wirtschaft) employment and business research institute, which extends over 18,150 square metres. 1,400 students will soon be settling in here, bringing new vitality to the city centre.

7. The new SPACE offices in Bremen's New Harbour District

Demand for office space in the New Harbour District remains high, as illustrated by the SPACE building. This five-storey office block, with 1,154 square metres of usable space, was fully let before it was even finished. This project, which involved an investment of 3.5 million Euros and is managed by the PAUL OPATZ group, used sustainable materials throughout and complies with stringent standards regulating energy use.

8. L.I.T. Group in the GVZ Bremen

The L.I.T Group is creating 20,000 square metres for contract logistics in the Bremen Freight Centre (Güterverkehrszentrum Bremen), thereby expanding its logistics capacities in the city to 220,000 square metres. The company, from Brake, Lower Saxony, will also use the building for trying out the very latest in logistics technologies, such as automation solutions that use autonomous logistics robots for putting articles into storage and picking.
